VIEWING PROPERTIES

- Your negotiator will show you the best NHL properties available, in line with your requirements.
- The London property market moves very quickly. If you find the perfect home, one that suits most of your requirements, you may want to place an offer on the same day - be prepared, it may be the first one you see!
PLACING AN OFFER
- Upon finding a suitable property, complete an offer form with your negotiator, ensuring all your requirements are clearly stated.
- The administration fee of £200 + VAT (£235) is payable at this stage. This amount is fully refundable or transferable if your offer is not accepted.
OFFER ACCEPTED
- After accepting your offer, we will send you the Tenancy Agreement and other necessary documents, which should be read thoroughly. If you have any questions your negotiator will be pleased to help.
- Reference checks will be made at this stage - please ensure you provide your bank details and the contact details of your previous landlord and your employer.
- You will also be issued with a Statement of Account for your initial payment. This will include: rent for the first month, a deposit (equivalent to six weeks’ rent), a charge for checking the inventory at the start of your tenancy (the landlord is responsible for the payment of the check-out) and finally, any referencing agency checks.
- Future payments for monthly rent are taken by standing order or direct debit so please have your bank account details available to complete the form. Please note, the signature must be an original as faxed copies are not accepted by the landlord.
MOVING IN
- Provided that all payments, documents and references are in order, your keys will be available for collection on the start date of the tenancy, usually from the office or via an appointment with an inventory clerk. Your negotiator will ensure that this is organized at a convenient time.
- You will need to inform your utility providers that you have moved into the property and ensure that all accounts are transferred into your name as quickly as possible.
- A copy of the inventory check-in report will be sent to you (usually by email) shortly after move-in. If you have any comments or questions they should be raised as soon as possible after receipt of the inventory.
NEED HELP DURING YOUR TENANCY?
- Your property is managed by NHL and you will be advised of the name and contact details of your Property Manager at the start of the tenancy. Please feel free to contact them any time to discuss any questions or problems you may have.
- For any questions regarding tenancy agreements, break clauses, payments or renewals please contact our Property Management Department (see below for contact numbers) and they will provide you with all the necessary contact numbers upon moving in.
- If you are still unsure of anything, your Property Manager will be happy to provide further advice.

ENDING YOUR TENANCY
Should I stay or go?
- Nine weeks before the end of the tenancy you must decide whether you wish to extend it or leave the property. All arrangements must be confirmed in writing to ensure all parties are aware of their legal positions.
- If you decide to stay, our Property Management Department will guide you through the renewal process and draw up the necessary documents to ensure your tenancy continues for the required length of time.
- Should you decide to leave, please contact your Property Manager who will be able to help you with another search, either for letting or buying.
- When the time comes to vacate the property you will need to have the property professionally cleaned, in accordance with the requirements of your tenancy agreement. NHL can assist you with organising this should you require any help.
- You will be informed of the time and date of the check-out inspection which you can either choose to attend or await the report. Any charges to your deposit for damages or dilapidations will be agreed between you and NHL based on the findings of the checkout inspection.
- Please ensure you inform all utility providers of final meter readings in order to settle your accounts and please provide NHL with a forwarding address.
